Where are your cabins located?
Smoky Mountain Bliss is located in the Grandview Resort in Sevierville 3 miles from the Parkway at Walmart.
Smoky Sunrise is located in Bear Creek Crossing 3 miles from the Parkway at Wears Valley Road.
Lazy Bear Creek is in the Black Bear Falls 1 mile from 321, 3 miles Food City.
Is there a minimum age to rent your cabins?
You must be at least 25 years of age to rent our cabins.
The person who initiates the reservation and signs the rental agreement must provide a copy of his/her drivers license for identity and age verification, and must reside in the cabin for the entire length of stay.
How much is the first payment due in order to book?
50% of the booking rate plus fees and taxes.
The balance of the booking rate would be due 30 days before your check-in date.
What is your Cancellation Policy?
100% refund for cancellations more than 30 days before check-in date.
50% refund for cancellations more than 14 days before check-in date.
Cancellations at or less than 14 days prior to check-in date does not warrant any refund.
Covid 19: If the Governor of TN closes the state or your state has to close a 100% refund.
Do you recommend trip insurance?
TRIP INSURANCE is available through VRBO/HomeAway. There are different

What are your check-in and check-out times?
Check-in time is any time after 4:00 PM. (Self check-in with a keypad door lock.) Early check in is occasionally possible if there are no guests departing on the morning of your arrival. Contact the owner in advance to check possibility.
Check-out time is no later than 10:00 AM. Our cleaning company cannot accommodate late check outs.
Are your cabins pet-friendly?
No, we do not allow guests to bring animals of any kind on our properties. This restriction is strictly enforced.
May we smoke/vape inside at the cabin? No. Our cabins are smoke-free and vape-free. This restriction is strictly enforced.
It should go without saying that illegal drugs are prohibited on our property.
Where do I go to pick up a key to the cabin? Our cabins have electronic keypad locks. When you book your stay, we will provide you with the cabin address, driving directions, and your personalized door code for the cabin. When you come into town, you do not have to check in with us, just go straight to the cabin!
Do you have free WiFi? Yes, our high-speed WiFi is free and is password-protected.
What type of cell phone reception should I expect? It depends on the provider, but we have found good reception with AT&T and Verizon. Our cabins (except our Gatlinburg cabin are equipped with a standard telephone for outbound calling in the USA.
What is the swimming pools like? There are pools at all the cabins and are available to all guests staying at our cabins.
The pool opens Memorial Day weekend and closes in early to mid September, depending on weather.
There is no lifeguard at the pool, so parental supervision is required.
How treacherous are the roads? What should I do if it snows and I can't access my cabin? The roads to all of our cabins are well-paved and are not scary... neither are there any steep drop-offs.
❅ Winter - The resort roads are treated as necessary if there is any snow or ice accumulation. As with all mountain driving, four-wheel drive vehicles are recommended when there are icy roads or snow accumulation.Road surface conditions are not guaranteed at any time - there are no refunds given due to weather and we do not provide transportation or take responsibility for towing service.
What is the cabin parking like? The parking in front of Smoking Mountain Bliss is flat and has ample room for 3-4 cars.
The parking in front of Smoky Sunrise is mildly sloped and has room for 2-3 cars.
The parking in front of Lazy Bear Creek is flat and has room for 2 cars.
Why no certain utensil / small appliance? Rest assured - we had it stocked. However, utensils & equipment get broken or misplaced. If no one reports it missing, and the cleaning crew does not realize that it is not there, it is not replaced. If you find something missing, please let us know - we may be able to replace the item during your stay! We stock common utensils and small appliances. A hand mixer, blender, toaster, can opener, coffee maker (Keurig and regular style), and iron are all standard.
Are hair dryers provided? Yes - Hair dryers are included and located in each bathroom, if you can’t find one, please let us know as they have been known to disappear.
Can we do laundry at the cabins?
Yes - All of our cabins have washer and dryer combo units. They are very small and not efficient for a lot of towels
Do we need to bring linens, towels, or pillows? We provide all the basic necessities. All the beds will be made with sheets, pillows,
blankets, and decorative quilts & shams. An adequate supply of bath towels and washcloths are provided. If your stay is lengthy and you need fresh towels, please use the cabin's washer & dryer. We recommend you bring beach towels for hot tub and pool use.
Are there certain times of the year that I cannot use the gas fireplace? The gas fireplaces are operational from mid-September through the end of April. During the warmer months (May through mid-September), our gas fireplaces are disabled. Operation of gas fireplaces during warm months can lead to an air conditioning failure.
Do you decorate your cabins for the holidays? Yes, we do some decorating for the fall months of September & October. We decorate for Christmas after Thanksgiving November with various decor, lighted garlands and a full-size Christmas tree.
Bugs / Ladybugs Our cabins are proactively treated monthly by a professional pest control service. Insects just find their way inside no matter what we do. Even after the cabin is cleaned, it can take only a few hours for bugs/ladybugs to appear. Of course, they get trapped and die inside. This is especially prevalent in spring as they emerge and then again in fall when it gets colder outside. An expectation of completely insect-free environment is probably reasonable in a high-rise beachfront condo, but not in a cabin in the middle of the woods. Ladybugs (actually, Asian Lady Beetle) are harmless if not touched and can just be disposed of.
Carpenter bees / Woodpeckers / Wasps If you happen to see any carpenter bees (big loud black bees), please understand that they are harmless to humans. They make a lot of noise and may hover around humans, but they do not have stingers. However, they do damage wood by boring holes in which to lay their eggs. Woodpeckers will sometimes find an untreated carpenter bee hole and tear open the wood to get to the bee larvae. This is a common problem that cabin owners deal with every year.Wasps sometimes try to make their nests on cabins just like any other home... usually under the roof overhangs and eaves. We try to keep up as much as we can, but they are often much faster than we are. Please let us know if you happen to see an active wasp nest so that we can notify our pest control service.

Where can we go fishing? Great Smoky Mountains National Park has about 2,900 miles of streams within its boundaries, and protects one of the last wild trout habitats in the eastern United States. The park offers a wide variety of angling experiences from remote, headwater trout streams to large, cool-water small mouth bass streams. Fishing with a license is permitted in all streams year-round in the

Mountain View Rental Cabins consists of three luxury cabins located on the mountain ridges in the Great Smoky Mountains in east Tennessee. Living in Texas
on a ranch with longhorn cattle and quarter horses we needed somewhere to go to regain our peace and strength back and run from the Texas heat.
Our cabins have been totally updated and always kept in tiptop shape by the dedicated staff that make up the 5 star reviews we continue to achieve. And then, of course, the wonderful guests who return to stay again and again and who remain friends we cherish.
